Pickering is the market town where the A170 from Scarborough meets the A169 from Malton, about 20 miles west of our base. We work across the town and out to Thornton-le-Dale.

The town grew up below its castle, a motte and bailey raised soon after the Norman Conquest and strengthened in stone in the 13th and 14th centuries. The parish church of St Peter and St Paul is known for its mid-15th-century wall paintings, and the station is the southern end of the North Yorkshire Moors Railway, an 18-mile heritage line to Grosmont. The historic centre has been a conservation area since the early 1970s.

Pickering sits on the southern border of the North York Moors National Park, not inside it, and that line matters for building work. In the town, planning applications go to North Yorkshire Council, which took over from Ryedale District Council in April 2023. Inside the Park the planning authority is the North York Moors National Park Authority instead, and it also holds an Article 4 direction at Thornton-le-Dale.

Permitted development is tighter inside a National Park. Side extensions, rear extensions of more than one storey, exterior cladding and dormer loft conversions all need a planning application there, and outbuildings more than 20 metres from the house are limited to 10 square metres in total. Which side of the boundary a property falls on is one of the first things we check, before any drawings or prices.

Properties inside the Park boundary come under the North York Moors National Park Authority, where permitted development rights are narrower: side extensions, two-storey rear extensions, cladding and dormers all need a planning application.
