Malton sits on the A64 between Scarborough and York, on the north bank of the River Derwent, with Norton-on-Derwent facing it across the water. We travel in from our base in Scarborough and take on work in both.
It is an old place to build in. The Romans put a fort here, Derventio, around AD 71, and the Gilbertine priory at Old Malton dates from the middle of the 12th century. What most people see today is later: a Georgian market-town centre that has been a conservation area since the early 1970s, with much of the commercial property in and around it still owned by the Fitzwilliam Malton Estate. If your building is leased, from an estate or anyone else, the landlord's consent for alterations is the first thing to settle, so mention it at the site visit.
Planning and building control are handled by North Yorkshire Council, which replaced Ryedale District Council in April 2023. Inside the conservation area a side extension, new exterior cladding, a two-storey rear extension or any roof extension, dormers included, needs a planning application instead of falling under permitted development. The same loft conversion that is routine on a newer estate at the edge of town starts with a different conversation in the centre.
The Derwent has flooded the lower parts of Malton and Norton repeatedly since 1999. For a ground-floor renovation near the river that history is worth raising early, because it bears on the floor construction, the choice of plaster and the height of sockets and services.

Malton was part of Ryedale District from 1974 until April 2023, when the district councils were replaced by the single county-wide authority, so older paperwork for a house here will carry the Ryedale name. Applications and building control inspections now go through North Yorkshire Council.
It depends where the house is. Outside the conservation area, many loft conversions are permitted development if the added roof space stays within 40 cubic metres on a terraced house or 50 on a detached or semi-detached one. Inside the conservation area, roof extensions are not permitted development, so a dormer needs a planning application. Building regulations approval is required either way.
